Prior to Chicago taking a new lease for their premises in Chelmsford the landlord served a schedule of dilapidations for structural repairs and essential maintenance to external and internal parts of the Grade II listed former Regent Theatre. Chicago instructed TPG to develop a comprehensive and detailed schedule of works for an external repairs and maintenance project including structural works, roofing works, decoration works and essential repair works to the internal ornate auditorium ceiling.
The property is a complex mix of structures with over 14 different roofs (including welsh slate mansards, flat roofs that were a mix of felt, asphalt, rubber membrane and asbestos cement). There were very large expanses of brickwork that had structural cracking which required rebuilding in certain areas and stitching generally. The front elevation was in poor condition and required repair and redecoration and certain parts of the ornate auditorium ceiling were in poor condition and required urgent repair. As the entire property was Grade II listed we had to liaise very closely with the local conservation officer and gain consent for all aspects of the proposed works. There were many other complications including the need to produce a photographic schedule as well as a written schedule of work so that all structural movement and associated works could be correctly identified. We also had to erect scaffolding off a neighbouring roof which required legal access licenses to be drafted and agreed. The project was managed over a 9 week programme and completed below budget. TPG also acted as the CDM Coordinator for this project.
