Our client is a property management company and TPG act as their retained building surveyors. Three blocks of flats that were all developed on a single site in 2008 in South Wales developed damp ingress through the structure of the walls and developed window defects over time.
TPG were instructed to inspect the windows and structure to 15 apartment flats and produce an expert opinion report on the defects found. TPG provided advice regarding possible dispute resolution options and our client decided to take a negotiation approach and appointed TPG to act as their surveyor to lead the negotiations between the residents and original property developer with the aim of reaching agreement to undertake remedial works. Following lengthy negotiations a detailed scope of works was agreed which included opening up the structure to numerous properties, undertaking joint inspections of and repairing cavity trays, damp proof courses and installing new where required. Where windows were also found to be defective adjustments were made where possible and some window and door replacements were also agreed.
